A lot of buyers think they don’t need a Realtor when purchasing a brand-new home from a builder — but having your own representation is more important than ever.

When you walk into a showhome, the sales rep works for the builder. Their role is to protect the builder’s interests. My role is to protect yours.

Here's how I add value:

• Contract guidance – Builder contracts are very different from resale contracts and often heavily favour the builder. I help you understand timelines, deposit structure, escalation clauses, completion dates, and what happens if delays occur.
• Upgrades & pricing strategy – Upgrades add up quickly. I help you prioritize what adds real value versus what you can do later for less.
• Market insight – I’ll compare the builder’s pricing to resale and other new builds to ensure you’re making a smart investment.
• Lot selection & resale value – Not all lots are created equal. I’ll help you think long-term about location within the community, future development, and resale appeal.
• Support through construction – From walkthroughs to possession day questions, I’m there the entire time.
• It typically costs you nothing – In most cases, the builder has already factored Realtor compensation into their pricing.

You’re excited about up-and-coming communities.
New construction often means getting into growing neighbourhoods early — with future schools, parks, and amenities planned. That can mean long-term upside as the area develops.

You have flexibility on timing.
If you’re not in a rush and can plan ahead for possession, building can be a strategic move.

First Time Home Buyers Alberta New Home GST Rebate

As of May 27, 2025, eligible first-time home buyers can receive a rebate on the 5% GST paid when purchasing a newly constructed home.

Rebate Amount:

  • Up to $50,000 on homes priced at $1,000,000 or less (full rebate of the 5% GST).

  • Partial rebate on homes between $1,000,000 and $1,500,000.

  • No rebate on homes at or above $1,500,000.

To Qualify you must:

  • Be a first-time home buyer (no home ownership in the current year or past four years).

  • Be 18+ and a Canadian citizen or permanent resident.

  • Intend to use the home as their primary residence.

  • Purchase a newly built home from a builder (or build one).

Applies to agreements signed on or after May 27, 2025, with construction starting before 2031. In most cases, the rebate is assigned to the builder at closing, reducing the upfront cost to the buyer.
